Structural Audit / Survey.

Structural Audit is an overall health and performance checkup of a building like a doctor examines a patient. It ensures that the building and its premises are safe and have no risk. It analyses and suggests appropriate repairs and retrofitting measures required for the buildings to perform better in its service life. Structural audit is done by an experienced and licensed structural consultant.

Purpose of Structural Audit / Structural Survey

B ye-Laws

As per clause No.77 of revised Bye-Laws of Cooperative Housing Societies: “The Society shall cause the ‘Structural Audit’ of the building as follows:

  • For building aging between 15 to 30 years once in 5 years.
  • For building aging above 30 years once in 3 years

  • Any Other As Suggested By The Clients.
  • Providing Technical Solution Required To Tackle The Problem And The Minimize Costs.

 

B)     NON DESTRUCTIVE TEST METHODOLOGY

We shall carry out Internal as well As External visual and Instrumental Survey including NON DESTRUCTIVE TEST AS FOLLOWS:

EXECUTION STAGE:

  • Appointing single point contacts from the Consultant as project manager and appoint a experience supervisor dedicated on the job for supervision of works.
  • Preparing overall execution / implementation plan for completion of plumbing work at society Buildings including resources, storage facilities, security requirements, safety, schedule of work execution in bar chart, cash flow chart , works quality plan, material receipt and storage, material inspection, stage wise inspection of works, assistance required from Society, etc.
  • Co-coordinating between Societies’ authorized representatives, contractor, Society office bearers, third parties and other agencies working in the complex regarding repair and painting works at society buildings.
  • Bill Verification – post actual work measurement checking,
  • Monitoring the progress of work and holding fortnightly review meetings with contractor and Society’s authorized representatives and submit progress reports with planned targets and actual progress achieved , areas of concern, remedial steps required and initiate actions, etc.
  • Advising the Society on all issues effecting proper and timely execution of works.
  • Advising the Society on insurance policies and other contractual matters regarding contractor’s performance.

POST – EXECUTION STAGE:

  • After completion the site successfully, we will carry out the Structural Audit with UPV & issue the stability Certificate free of cost.
  • Warrantee by contractor / paint & chemical manufacturing Companies.
  • Technical and Financial close out with a completion report for record of society.
  • Providing services in the defect liability period.
